Helpful Tools To Sell Your Home With Confidence

Benson Property Group

A Smarter Way To Sell Your Home

Every home eventually sells for what the market will bear — but the difference between a good sale and a great one comes down to how it’s priced, prepared, and represented before it ever hits the market. Sellers who treat their listing as a strategy, not just a sign in the yard, are the ones who capture the top of their range instead of leaving money on the table.

That’s where Benson Property Group earns its place. We price your home on real local data, guide you toward the prep that actually raises your sale price (and skip the spending that won’t), put it in front of the right buyers, and negotiate hard to protect the number that matters most — what you walk away with. Deadlines, disclosures, inspections, and paperwork are handled on our end so you can keep living your life while your sale moves forward.

Use the tools and answers below to get a feel for your home’s value, your likely costs, and what to expect once you list. When you’re ready to turn that into a real plan, reach out — we’ll build one around your home, your timeline, and your goals.

Sellers have costs too; most of them come out of your proceeds at closing rather than out of pocket up front. Here’s an overview of what to expect in a typical Texas sale. Some are negotiable, and the exact figures depend on your sale price, your loan payoff, and the terms of your contract. We’ll walk you through a personalized net-sheet estimate before you list so there are no surprises.

Real Estate Commission:

Typically the largest cost of selling. Commission is negotiated between you and your listing broker and is agreed upfront in your listing agreement. Following recent industry rule changes (2024), any compensation offered to the buyer’s agent is now negotiated separately rather than assumed — we’ll explain your options and how each affects your net.

Owner’s Title Insurance Policy:

In Texas, the seller customarily pays for the owner’s title policy that protects the buyer. Rates are set by the state, so the cost is based on your sale price. This is negotiable but is the standard local convention.

Escrow / Closing Fee:

The title company’s fee for handling the closing. Commonly split between buyer and seller, though this varies by contract.

Survey::

If you have a recent, acceptable existing survey, you may be able to reuse it. If not, a new survey typically runs $400–$700 and is often provided by the seller.

Prorated Property Taxes:

Texas property taxes are paid in arrears, so at closing you’ll cover taxes for the portion of the year you owned the home. This is calculated and credited automatically at closing.

HOA Resale Certificate & Transfer Fees:

If your property is in an HOA, expect a resale certificate fee and possible transfer fees. Amounts vary by association.

Home Warranty (Optional):

Sellers often offer a one-year home warranty (roughly $400–$700) as a buyer incentive. It can also protect you from repair requests while the home is under contract.

Loan Payoff & Release of Lien:

Your remaining mortgage balance is paid off from your proceeds at closing, along with any recording fees to release the existing lien. Confirm with your lender whether a prepayment penalty applies.

Recording Fees:

County fees to record the release of your loan and related documents. Typically modest and vary by county.

Pre-Listing Preparation:

Optional but often high-return: cleaning, minor repairs, staging, and professional photography. We’ll advise where prep dollars actually move the needle on your sale price versus where they don’t.

Commonly Asked Questions From Buyers

The team at Benson Property Group has assembled the questions we hear most often from home sellers, along with our answers. These are general guidance, not specific advice for every situation — reach out and we’ll tailor recommendations to your home and goals.

We prepare a comparative market analysis (CMA) using recent sales of comparable homes in your area, then factor in your home’s condition, upgrades, location, and current market conditions. Pricing correctly from day one is critical — homes priced right tend to sell faster and often for more than overpriced homes that sit and require reductions.

Your two biggest line items are typically the real estate commission and the owner’s title policy, followed by prorated taxes, closing fees, and any negotiated concessions. Most costs come out of your proceeds at closing rather than up front. We’ll give you a personalized net sheet before you list so you know your estimated bottom line.

Not automatically anymore. Following the 2024 industry rule changes, buyer-agent compensation is negotiated separately rather than assumed. You can still choose to offer it as an incentive to attract buyers — many sellers do — but it’s now a strategic decision. We’ll walk you through how each option affects both your buyer pool and your net.

Sometimes yes, sometimes no. Certain fixes and light cosmetic updates return more than they cost; major renovations rarely pay back what you put in. We’ll do a pre-listing walkthrough and tell you exactly where to spend and where to save so you’re not over-investing before a sale.

Yes. Texas law requires sellers to complete a Seller’s Disclosure Notice covering known conditions and defects. Full, honest disclosure protects you legally and builds buyer trust — we’ll help you complete it correctly and understand what needs to be reported.

It depends on price, condition, location, and the current market, but we’ll give you a realistic timeline for your specific home. Correct pricing and strong marketing are the biggest factors — a well-prepared, properly priced home in our area typically moves faster than the market average.

In Texas, buyers typically have a short option period after the contract is signed to conduct inspections and can terminate for any reason. As the seller, this is when repair negotiations usually happen. We’ll prepare you for likely requests and advise on what’s worth conceding to keep the deal together.

Texas taxes are paid in arrears, so at closing you’ll pay the prorated share for the time you owned the home this year. It’s calculated automatically and credited to the buyer at closing — you don’t need to write a separate check.

Often, yes — even light staging helps buyers picture themselves in the space and can improve both speed and sale price. That can mean full staging, decluttering and rearranging what you already own, or professional photography that makes your listing stand out online, where nearly every buyer starts.

It happens, and it doesn’t have to kill the deal. Options include renegotiating the price, the buyer covering the gap, or challenging the appraisal with additional comparable sales. We’ve navigated appraisal gaps many times and will guide you through the best move for your situation.
